What is a home measurement or floorplan service?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, an appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area of the house and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Challenging property taxes

Tax records often reflect inaccurate square footage because the values can come from several sources, and occasionally go unproven — meaning you may be taxed for more square footage than you actually own! Unless an appraiser has recently performed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a home or property

A home floorplan service can ensure that you're paid a fair price for your property. Area is one of the biggest elements potential buyers examine when purchasing a house — but since these values are frequently estimated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to reference a recent appraisal or home measurement service executed by an appraiser (after any updating that may have affected square footage).

For agents

To make sure that your client's property sells at a price that correctly reflects true market value, we suggest asking for a measurement of the property. Your clients, and especially potential buyers, will appreciate your eye for detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic to interest potential buyers because they can see the layout and characteristics of the property before and after a showing.
